Replacement & Recovery Roofing System

Not even the very best roof will last forever, but a roof replacement or roof recovery can aide in maintaining a stable an safe building.  A replacement roof system is a full tear off, to the surface of the structural roof deck.  It usually begins by having the existing roof materials removed: current roof surface, membrane, and insulation right down to the deck.  A roof recovery system is when the current roof is covered with a new system directly on top. During a recovery process, all wet or deteriorating insulation has to be removed prior to laying out the new roofing system.  Both replacement and recovery roofing system are suitable for roofs that can no longer be repaired or are showing signs of deterioration.

There is a fairly high cost associated with a full tear off roof system, but it is also provides you with the longest service life.  By removing everything on top of the structure, you have a clear slate to start from.  It also allows you to see the actual condition the roof deck is in before proceeding with installing a new roof.  This will allow you to address any issues that the structural roof deck may have before commencing to avoid potential negative impact on the new material.  During the tear off procedure, we only tear off as much of the roof as we can make watertight by the end of the workday.

There are four product groups to choose from when replacing a flat roof:  Conventional Built-Up, Modified Bitumen Built-Up, Thermoplastic Single-Ply (TPO), and Thermoset Single-Ply (EPDM).
